What Are Glass Curtains?
Glass curtains are a glazed enclosure system consisting of tempered glass leaves that fold and stack to one side, allowing the space to open 100%. Unlike traditional enclosures with aluminium or PVC frames, glass curtains have no vertical profiles between leaves, offering an uninterrupted panoramic view and a clean, modern aesthetic.
This system has become one of the most sought-after solutions in Granada and Malaga for terraces, porches, penthouses and hospitality spaces. At Tecnisun C.B. we have been installing glass curtains in residential and commercial projects for over 15 years, with solutions adapted to every space and budget.
💡Did you know?Glass curtains allow you to use your terrace 365 days a year, protecting you from wind, rain and cold without losing brightness or the feeling of open space. In the warm months, they fold completely away so you can enjoy the outdoors without barriers.
How Do Glass Curtains Work?
The system is elegantly simple: individual tempered glass leaves (8 to 12 mm thick) are suspended from an upper rail by high-resistance bearings. Each leaf can rotate 90° on its axis and slide laterally until stacked at one end. There is no fixed lower rail (only a flush-mounted guide at floor level), maintaining a clean and accessible passage.
Operation is completely manual and very smooth: a single person can open or close a 5-metre enclosure in less than 30 seconds. No electricity or motorisation is required, although motorised options exist for large commercial installations.
Main Components
- Tempered safety glass: 8, 10 or 12 mm depending on dimensions. Impact-resistant and, if broken, fragments into small non-cutting pieces
- Upper aluminium profile: rail on which the leaves slide, anodised or lacquered to match the structure
- Bearings: stainless steel with nylon coating for smooth, silent sliding
- Lower guide: profile recessed into the floor or mounted on the surface, practically invisible
- Pivot hardware: allows each leaf to rotate for folding and cleaning
- Weatherseals: polycarbonate or silicone profiles between leaves to improve water and wind protection

Advantages of Glass Curtains
Glass curtains offer a series of advantages that make them unique compared to any other enclosure system:
Unobstructed Panoramic Views
The absence of vertical profiles between glass leaves provides a completely clear view of the exterior. This is especially valuable on terraces with views in Granada (Alhambra, Sierra Nevada, Vega) or on the seafront in Malaga. The sense of spaciousness and connection with the outdoors is incomparable.
Total Natural Ventilation
Unlike fixed or sliding enclosures, glass curtains allow you to open 100% of the aperture. In spring and autumn — the most pleasant seasons in Granada and Malaga — you can keep the space completely open and enjoy the outdoors without sacrificing protection when you need it.
Effective Wind and Rain Protection
When closed, glass curtains provide an effective barrier against wind and lateral rain. The seals between leaves significantly reduce draughts, although it is important to understand that they are not a hermetic enclosure like an aluminium or PVC window. Their weatherproofing is sufficient to protect from moderate wind (up to 80-100 km/h depending on the system) and lateral rain.
Solar Heat Gain
Transparent glass acts as a passive solar collector: in winter, solar radiation heats the enclosed space, creating a greenhouse effect that can raise the temperature by 8 to 15°C compared to outside. In Granada, where winters are cold but sunny, this allows you to use the terrace even in January and February without additional heating.
Noise Reduction
Glass curtains reduce exterior noise by 15 to 22 dB when closed. Although they cannot match a PVC window (38-47 dB), the reduction is sufficient to transform a noisy space into a pleasant environment, especially on urban terraces in Granada or hospitality venues in leisure areas.
Property Value Increase
Enclosing a terrace with glass curtains adds usable square metres of housing without the need for building permission in most cases (they are removable elements). According to real estate market data, a terrace enclosed with glass curtains can increase the property value by 8% to 15%.
✅Professional tipFor south-facing terraces in Granada, we recommend combining glass curtains with an awning or bioclimatic pergola overhead. In summer, the greenhouse effect of the glass can generate excessive temperatures without sun protection. The glass curtains + pergola combination is the most versatile solution: full protection in winter, shade and ventilation in summer.
Glass Curtains vs Traditional Enclosures
This is the comparison our clients request most. Both solutions have their place, and the right choice depends on each project's priorities.
| Feature | Glass Curtains | Aluminium/PVC Enclosure |
|---|
| Maximum opening | 100% of the aperture | 50-70% (sliding) or partial |
| Thermal insulation | Moderate (no thermal break) | High (with thermal break + double glazing) |
| Acoustic insulation | 15-22 dB | 35-47 dB |
| Water tightness | Medium-high (not hermetic) | Total (hermetic) |
| Views | Panoramic, no profiles | With frames and mullions |
| Aesthetics | Minimalist, transparent | More solid, with profiles |
| Price per m² | €250-450/m² | €180-350/m² |
| Building permit | Not required (removable) | May be required |
| Year-round habitability | Partial (3 seasons) | Full (4 seasons) |
When to Choose Glass Curtains
- When aesthetics and views are the priority (panoramic terraces, penthouses)
- When you need total opening of the space during warm months
- For hospitality terraces where regulations limit fixed enclosures
- When you don't need hermetic insulation (you won't be air-conditioning the space)
- For porches and pergolas where you want occasional protection without losing the outdoor concept
When to Choose a Traditional Enclosure
- When you need high-performance thermal and acoustic insulation
- To convert the terrace into a year-round habitable room with climate control
- When total water and air tightness is essential
- In mountain areas of Granada with severe cold (frequent sub-zero winters)
- For attics and penthouses you want to fully integrate as part of the home
In many projects, the optimal solution is to combine both systems: aluminium or PVC enclosure in areas needing total insulation and glass curtains where opening and views are prioritised. See our options for terrace enclosures and glass curtains to find the ideal combination.
Types of Glass Curtains
Different configurations exist depending on the space and requirements:
Side Folding
The most common system. Leaves fold and stack at one end (left or right). Ideal for terraces with one free side. Allows total opening of the aperture.
Centre Folding
Leaves open from the centre and stack at both ends. Useful when there is a central access point and you want to keep the sides partially closed.
Corner Folding
For L-shaped terraces or those with two glazed sides. Leaves turn at the corner without a pillar, creating a spectacular 270° opening.
No Lower Rail
Premium systems with no lower guide, leaving the floor completely clean. Leaves are supported solely from the upper rail. More expensive but with impeccable aesthetics.
Glass Curtain Prices in 2026
Prices depend on multiple factors: dimensions, number of leaves, glass thickness, opening type and finishes. These are the indicative ranges for installations in Granada and Malaga:
| Installation type | Price per m² | Example (3x2.5m terrace) |
|---|
| Standard glass curtain (8mm) | €250-320/m² | €1,875-2,400 |
| Premium glass curtain (10mm) | €320-400/m² | €2,400-3,000 |
| No lower rail | €380-450/m² | €2,850-3,375 |
| Corner system | €400-500/m² | €3,000-3,750 |
| With low-e glass | +€40-60/m² | +€300-450 |

Glass Curtain Maintenance
Glass curtains require minimal but regular maintenance to ensure smooth operation and long service life:
- Glass cleaning: with conventional glass cleaner, 1-2 times per month depending on location and dust exposure
- Upper rail: clean with a soft brush and vacuum to remove accumulated dust and leaves (every 2-3 months)
- Bearings: lubricate with silicone spray every 6 months to maintain smooth sliding
- Seals: inspect annually and replace if deteriorated (typically every 5-8 years)
- Lower guide: keep clean and free of sand or gravel that could obstruct leaf rotation
If you prefer professional maintenance, our maintenance service includes complete glass curtain system inspection.
Glass Curtains in Hospitality
The hospitality sector in Granada and Malaga is one of the main demand drivers for glass curtains. The reasons are clear:
- Capacity expansion: a terrace enclosed with glass curtains can function as interior space in winter, multiplying the venue's capacity
- Favourable regulations: being removable elements, many councils permit their installation on terraces with public highway occupation licences
- Quick ROI: the investment is typically recovered in 1-2 winter seasons thanks to increased capacity
- Premium aesthetics: total glass transparency maintains venue visibility and attracts customers
- Versatility: in summer they fold completely to offer a 100% open terrace

Glass Curtains for Residential Terraces
In the residential sphere, glass curtains are ideal for:
- Apartment terraces: protect from wind and rain without losing brightness or views. Highly demanded in urban Granada and on the seafront in Malaga
- Villa porches: convert the porch into a year-round usable space, combining with bioclimatic pergolas for solar control
- Penthouses and roof terraces: maximise panoramic views without visual barriers
- Gardens and pools: create elegant windbreaks that protect seating areas without blocking garden views
Frequently Asked Questions About Glass Curtains
Do glass curtains insulate from the cold?
They provide moderate insulation. Single tempered glass does not have the insulating properties of a double-glazed unit with air gap. However, the greenhouse effect of the glass raises the temperature of the enclosed space by 8 to 15°C compared to outside. For mild winters (Malaga coast) this is sufficient; for cold winters (Granada city) you will need auxiliary heating to use the space comfortably in January and February.
Can they be installed on small balconies?
Yes. Systems exist with leaves as narrow as 40-50 cm, ideal for narrow balconies on older buildings. The folding stack occupies a minimum of 15-20 cm of width once all leaves are stacked.
Are glass curtains safe?
Absolutely. The tempered glass used is 5 times stronger than normal float glass. If it breaks (extremely rare), it fragments into small granular pieces without cutting edges, similar to car windscreen glass. Additionally, all our systems include a safety lock to prevent accidental opening by children.
Do I need building permission?
In most cases, no. Glass curtains are considered removable elements that do not alter the building structure. However, it is advisable to consult with the homeowners' association in the case of flats, as there may be aesthetic rules regarding the facade. In hospitality, a modification of the activity licence may be necessary.
How long do glass curtains last?
Tempered glass is practically eternal. The elements that may require replacement over time are the bearings (every 15-20 years), the weatherseals (every 5-8 years) and the pivot hardware (every 15-20 years). With minimal maintenance, a glass curtain installation can last over 30 years without problems.
